Read through the problems below before contacting us.

Plumbing Problems

Blocked drains?

If your drains become blocked, there are a couple of different measures you can take to resolve the issue.

For kitchen and bathroom sinks, use a plunger to create a seal over the drain. Pump vigorously to attempt to dislodge whatever has become stuck in the pipes.

For a bathtub or shower drain, you can use a product like the Zip-It to pull hair and other debris out of the pipe. You can purchase one of these tools at a local hardware store.

Toilet won't flush?

If your toilet has become clogged, the first step is to use a plunger to attempt to push the block through. You should exercise caution and only flush once, or you may cause the toilet to overflow.

If the handle will not flush the toilet, carefully lift the cover and check whether the chain is correctly attached.

Electrical Issues

If you lose power inside your rental property, locate your circuit breaker. If the system has become overloaded, it may trip. Flip the breaker to reset it.

If the problem persists, call your utility company for additional assistance.

Hot Water Problems
If you don't have hot water in your property, your heater may be set incorrectly. Locate the thermostat and check whether the settings have been inadvertently changed. If possible, reset the tank and wait 20 minutes to see if the problem resolves itself.
HVAC Problems

If your heat or air conditioning is not working properly, first check the thermostat. Many modern HVAC system can be reset via the thermostat.

Please note, we live in a warm climate and understand the importance of air conditioning. For maintenance purposes, however, air conditioning problems do not qualify as an emergency. Please contact us via the portal and we will prioritize your request.
